SummaryThe General Superintendent is responsible for the overall
field operations within the specific business unit, leading a team
of superintendents to ensure that company policies and procedures
are met in regard to safety, scheduling, budget, quality, while
maintaining our Core Values.This position is responsible to
plan/manage/build construction projects and oversee progress from
beginning to end in a timely and cost-effective manner. Provide
overall leadership for on-site field administration/supervision and
technical management for all construction operations.
Essential Duties and Responsibilities--- Establish credibility
among owners, trade contractors, unions etc. by maintaining a fair
and trustworthy environment--- Maintain a thorough understanding of
contract documents to be able to plan and anticipate potential
problems before they arise. Resolve jurisdictional disputes---
Attend and participate in project meetings, including subcontractor
meetings--- Oversee the performance of work related to scheduling,
delivery, logistics, quality control and trade employee staffing
levels--- Work with the Safety Director to ensure compliance of the
Safety Program. Verify safety compliance with all trades; act as
primary safety representative in the field and enforce quality
control standards and policies--- Verify that the subcontractors
obtain all necessary permits for construction purposes--- Ensure
project mobilization, demobilization and equipment needs are met.
This includes ordering of all materials to be used by Holt
Construction personnel are completed and available in a timely
manner--- Track and evaluate project budgets for general conditions
with the Project Executive to ensure work is on time and within
budget. Attain or exceed profit goals, maintain a safe workplace---
Collaborate with the PX, PM's and Superintendents in the BU to
manage and update the project schedules and create and implement
contingency plans when necessary--- Coordinate with PX all future
pursuits, and project status weekly
Manage schedules, including preparation of two-week schedule and
any other applicable schedules. Ensure all activities take place on
or ahead of scheduled dates. Review weekly with PM / noting
deliveries, long lead items, critical work, inspections, and any
impacts affecting progress--- Ensure daily reports, safety
documentation, and two-week lookaheads are being performed by the
Superintendents within the BU--- Manage and verify all work is
performed according to plan and specifications. Identify and solve
problems--- Ensure that the day-to-day coordination of Holt's trade
contractors and their sub-contractors turn out high-quality work
that meets the approved project schedule--- Ensure proper
coordination and management of jobsite logistics are met according
to plan. Communicate schedule status, updates and changes to
Project Team and Trade Contractors--- Coordinate with the Director
of Field Operations for all assignment of Superintendents--- Review
all project schedules with the Superintendents to ensure that
critical activities and the project remain on schedule--- Assist
Estimating and the Project Executive with Self-Perform
opportunities and assist in the development of the Self-Perform
General Conditions portion of the proposal--- Support Business
Development, Estimating and the Project Executives (PX's) with
development of operational plans for RFPs in the BU--- Maintain and
manage the field staff vacation schedule, and coverage needs---
Provide support to Superintendents throughout the duration of their
projects--- Promote and enhance client relationships--- Other
duties as assigned
Supervisory responsibilities--- Ensure all individuals on-site
follow and adhere to company policies, the site safety plan---
Direct day-to-day on-site supervision of field labor force, Holt,
and Subcontractor--- Aid in the development of all superintendents
within the BU--- Assess the work of direct reports regularly.
Conduct performance reviews with all superintendents' and foreman
in the BU, per company policy and review schedule--- Mentor and
assist with career growth of the superintendents in the business
unit--- Attend all corporate required trainings and classes to stay
abreast of construction legal and regional standards as well as new
procedures or policies. Ensure implementation and compliance
Qualifications
--- 10-15 years' experience in commercial/industrial construction
projects or multiple projects in a superintendent/senior
superintendent role--- Proficient in Microsoft Office Suite (Word,
Excel, and PowerPoint)--- Extensive knowledge of Buildspace,
Viewpoint, and Fieldwire--- Working knowledge with other
construction management software packages such as Microsoft
Project, Primavera and/or Procore, preferred--- Must be
construction-document and drawing literate, with knowledge of all
phases of construction--- Strong knowledge and appreciation of
construction safety processes and ability to enforce the Holt
safety plan--- Highly proficient in building products, construction
details and relevant rules, regulations, and quality standards---
Excellent verbal and written communication skills--- Excellent
organizational and time management skills--- Excellent leadership
and mentoring skills--- Excellent problem-solving skills and
ability to adapt quickly to changing needs--- Ability to work under
minimal supervision and in a team environment--- Competent in
conflict and crisis management
Licenses/Certifications--- OSHA 30 certified, or better--- ASHE
trained--- ICRA Trained--- CPR, First Aid, and AED Certified--- NYC
DOB Certification (if applicable)--- Any other regional
certifications required
